Cignal have the necessary expertise and knowledge of the industry which allows us to effectively manage and mitigate much of the risk inherent in many of customer’s portfolios.

The communications industry is constantly evolving and adapting to new technologies. The last few years has seen a period of considerable change in the industry as a result of the following:

  • Consolidation of the networks of Three and O2 Ireland following the acquisition of O2 by Three in 2014 as the company seek to reduce the operational costs of the combined network.
  • Network Sharing – the establishment of Netshare (Vodafone) and Mosaic (eir, Meteor & Three) has resulted in pressure being applied to landlords to allow network sharing for limited if any upside to the base rent in agreement for landlords.
  • Rent Reduction programmes for Landlords run by the Operators or Third Parties which seek to reduce the annual lease costs associated with their communications infrastructure (Towers, Masts or Rooftop Antennaes).
  • Rollout of 4G equipment to existing and new sites by all Network Operators is underway.

It is important that all landlords and asset owners fully understand the risks and opportunities that exist in relation to their lease agreements during this period of change so that they can secure the income for the long term.

It is important that all landlords have a full and clear understanding of their existing agreements with Telecoms Operators and take the correct actions when dealing with the various requirements that the operators have during this period of change.

In some cases, there will be opportunities to increase the revenue (tower lease rates) at key and strategic locations where existing agreements are currently in place or at the very least to secure the revenue into the future.

Unfortunately, there is also the possibility of the potential loss of revenue from the operators’ consolidation or network sharing plans.  While Cignal cannot eliminate the threat of consolidation, we can certainly help minimise its impact on a portfolio by working with the Operators to deliver the best possible outcome from the process.
